Ottawa Home Renovation Tips – Flooring Types And House Value

Here at Abbas & Company we are asked frequently from Ottawa home owners about what home improvement in their flooring would increase the value of their home most. As the Ottawa renovation experts and because we work with many investors who are entirely focused on return on investment (ROI) we have a solid understanding of what flooring materials from highest to lowest to best value. We use the knowledge from investors and apply it to home improvement projects to assist home owners. An important home improvement is upgrading your flooring. This article will focus on Ottawa home improvements based on local market prices. This article will summarize and discuss the grades of flooring starting with the most expensive;

High Cost home improvement – Natural Stones Granite/Marble:
This type of flooring is usually reserved for high-end condos and houses and will general provide the greatest increase in value. The primary reason for the increase in value is the granite flooring the most expensive type of flooring one can get for their home. The price range can vary from $6 -$35 sq foot depending on the type, design, and quality of the marble. In many cases granite is more expensive but marble can easily jump up in price if it is high grade marble. We have simplified the stones available to the two most popular, there are also slate, limestone, and flagstone flooring options that we have not discussed. The bottom line is that unless you are going ultra-high end for your project the natural stone installation would not be the optimal investment when compared to the other options available.

Medium-High Cost home improvement – Hardwood flooring
Hardwood is perhaps a very common flooring material here in Ottawa, nearly 90% of homes we renovate have this type of flooring. There are many types of hardwoods such as pine, oak, maple, etc. each having its own characteristics in the wood grain. You may purchase the hardwood finish or unfinished, meaning you stain and varnish it yourself. This home improvement can be expensive, ranging from $2-20 depending on the type of wood, finish, thickness, and style. Hardwood is always recommended for increasing the value of your home. It is a very popular home improvement and renovations item.

Medium Cost home improvement – Porcelain flooring
One of the strongest flooring materials you can install due to its toughness, strength, and translucent characteristics because of the glass and mineral mix fused at very high temperature. Porcelain can be much stronger then stone and can vary in price, in Ottawa the price range can be from $3-12 for porcelain tiles. Porcelain looks beautiful and lasts a very long time. The durability of Porcelain makes it one of the best value installations you can do for your home flooring and is generally the Abbasco recommendation for home improvements.

Low-medium Cost home improvement – Ceramics
Ceramics is perhaps the most common flooring home improvement, primarily because of its general acceptance as the standard for kitchen and bathroom flooring renovations. Ceramics can be as cheap as $1-12 and come in a variety of shapes and sizes. Generally you can tell the quality of the ceramic by the thickness, the cheaper the ceramic the thinner it is. At Abbasco we special in stone flooring installation so we always recommend ceramics over laminates, carpets, and vinyl.

Medium-low cost home improvement – Laminate
This is perhaps the most under-estimated value packed upgrade to a home. Many commercial clients prefer this upgrade to vinyl or carpet. This home improvement is low cost and provides a great alternative to hardwood; it is excellent for basement renovations due to its heat insulation. Price range of laminate can be $1-6 depending on thickness, style, and design. At Abbasco we always recommend porcelain over laminate for main rooms in the house and only if the project is in the basement is laminates recommend. As a general rule of thumb, installing laminate will not subtract or add to the value of the house and is considered a neutral upgrade by most Ottawa general contractors.

Low-cost home improvement – Carpet
This is also a very common home renovation request. As general contractors we get many clients wanting to purchase carpets and install them, many are unaware of the costs and value associations. Like vinyl carpet will depreciate the value of your home. Carpet can get dirty, carry allergens, and has a low life expectancy. You also have many cases of moisture leaks, carpet bumps, and many other problems associated with carpets. Carpets are also not cheap! They can get very expensive with prices ranging from $0.5-20 a sq foot! So always be weary when installing carpets.

Low cost home improvement – Vinyl
This is the cheap alternative to all other methods of flooring. This is great for new home builds due to cheap materials and standard installs. Vinyl can be a single sheet or can be in tiles, they are designed to provide the “look and feel” of tiles without the cost. Inherently vinyl is simple plastic tape on-top of your sub-floor and here at Abbasco we highly discourage customers to go with this option. It would be far more beneficial to pay the extra money and go for something that lasts 5x longer, is more durable, and looks much nicer. Vinyl would not be a good home improvement.

If we were to summarize this article up and conclude on what we here at Abbasco recommend for best return on investment for home renovations, it would be porcelain and hardwood. These two upgrades will increase the value of your home the most when taking into consideration material cost and general contractor installation cost. As with all projects, it may seem easy on TV however we highly recommend you get a professional general contractor to install your flooring. We hope this helps with your next home improvement and will add knowledge when talking with your home renovation experts.

How To Protect Laminate Flooring And Protect Yourself With Anti Slip Dust Sheets

In an age where laminate flooring is so popular in many houses across the UK, one of the biggest problems for builders, plumbers, decorators and delivery companies is how slippery this surface can become when wet.

Wet, slippery laminate flooring could potentially cause severe accidents. Recent statistics from the Health & Safety Executive for 2007/8 show that slipping and tripping account for 27% of accidents occurring in the Painting & Decorating industry.

Often businesses may consider covering the area with dust sheets but these are often cumbersome, sliding upon the polished surface or posing trip hazards.

With these problems in mind Manchester-based company, Ernest Griffith & Sons Ltd, has recently launched an innovative new anti-slip sheet designed to prevent accidents caused by slipping on highly polished floor surfaces, and protect laminate flooring, carpet, tiles and more with an innovative, reusable dust sheet.

This anti-slip dust sheet called Sliprotex, is a unique product is aimed at contractors carrying out any interior work – such as painting, decorating, plumbing, kitchen, bedroom or bathroom installation – on any surfaces that need protecting, including wood, laminate, tiled or carpeted flooring. In fact, a major utilities company has recently placed a significant order so that their service engineers can protect customers’ work-tops and tiled floors when carrying out boiler services and repairs.

Established since 1941, Ernest Griffith & Sons Ltd have been supplying fabric dust covers for over 60 years to large DIY chains and builders merchants. Sliprotex is a combination of materials comprising a synthetic fabric top cover which will fully absorb all liquid spills with a water-resistant membrane with an anti-slip backing which prevents the dust sheet from moving.

Managing Director, Paul Brearley said, “We designed Sliprotex to provide protection for wooden laminated flooring, tiled floors, highly polished surfaces and carpeted areas where there is the added danger of an accident occurring because of the movement of an ordinary dust sheet. We set out to provide a product that is highly absorbent, waterproof with a backing that wouldn’t move on any floor surface which is what we’ve achieved with Sliprotex.”

“Usually contractors spend a considerable amount of time taping down a traditional dust sheet and we wanted to bring a product to market that didn’t need taping down or re-laying and re-positioning. We also wanted to create a product that was manageable in terms of size and weight, which is the reason for Sliprotex being available in two standard size widths 0.9m and 1.8m at any length required. We are delighted that Sliprotex has achieved our expectations.’

Anti slip stairs solutions are other answers that removal, delivery, building and DIY companies often look for. Wooden stairs especially have little grip, so a stair anti slip dust sheet would be beneficial for protecting the area from damage, and protecting people from accidents. Sliprotex can cover everything from wooden to carpeted staircases with the greatest of ease no taping down edges to protect people and surfaces from accident or damage.

Timber floors not only look great, they add value to your home and are so hard-wearing that they may even outlast the residents. They are easy to keep clean and dont retain dust like carpets do, making them a good choice for allergy sufferers. But just what is meant by timber flooring? Not all timber floors are made of solid wood.

Major Timber Floors Options

Engineered Hardwood- Timber Flooring
Solid Hardwood Floor-Timber Flooring
Floating Floor Systems-Timber Flooring
Laminate Flooring-Timber Flooring
Sustainable Flooring-Timber

When it comes time to finding the best timber flooring this can be a tiresome process as you need to ensure that you get the best quality timber flooring. The better the quality the better the job that can be completed, the better your home will look.

When moving into a new home, the chances are the Timber Flooring will be bare, and it will be up to you to decide to go for carpet, hardwood, vinyl or tiles. The majority of people will choose either carpet, or wood vinyl. However, this will depend on where you live – in Europe, the most common flooring is tiles. Here is an overview of the benefits and disadvantages of each. Carpet – The most common type of floor covering.

Traditional timber flooring can also be made to look very modern, by using solid, pattern-less, colors in light shades. This is usually the cheapest choice, with the ability to pay more for extra thickness and quality.

Hardwood – Very traditional, very expensive, some people insist on original hardwood flooring, and sometimes even the original floorboards. Hardwood can be modern, or classic. Scratches to hardwood can mean the floor needs to be re-polished or sanded. Marks from shoes can also damage the look of the floor. Vinyl – Cheaper then hardwood or tiles, but can give the appearance of either.

Vinyl or cushion flooring is a popular choice, but is still more expensive than carpet. It is usually completely waterproof, so has always been a popular choice in kitchens and bathrooms, but it is now commonly being used in living and bed rooms. Tiles – tiles can be very expensive, and if a heavy item is dropped on them, they can crack, meaning the tile will need to be replaced. Title allow for under floor heating, and are the flooring of choice in warmer countries, due to the ability to keep the room cool. They are very easy to clean, but can only be used in more modern designs.

Not So Shabby Chic With Engineered Wood Flooring!

As a home-style, shabby chic has hit its peak and shows no signs of shuffling off the hot spot for the foreseeable future! With this home-style look comes a preference for bare or painted floorboards, but what if the boards themselves are in a condition that even a good coat of paint cant even disguise, let alone remedy? Enter then, engineered wood flooring, but what is it, what does it offer and how can it help you to achieve that shabby chic look in the home?

Engineered wood flooring offers a perfect compromise for those who do want the contemporary wood floor look but dont want the expense of fitting solid hardwood or the artificial look of many wood laminate types of flooring currently available.

Engineered wood is so called because it is an engineered mix of finished wood on top, with layers of non-finish plywood beneath. Depending on the type of engineered wood being purchased, the hardwood topping can be from 1/16 to 1/8 thick.

As a flooring material, engineered wood offers a real compromise where the strength of a solid wood floor is desired but cannot be afforded. For one thing, engineered wood flooring is considerably less expensive than solid wood flooring, both for supply and for installation, yet it does offer some of the additional strength desired. This is because the middle layer of plywood is laid cross-wise below the real wood finish layer, giving extra strength that laminate flooring cannot compete with and making it an ideal, cost-effective alternative to solid wood flooring in high traffic areas of the home.

Another appealing feature of engineered wood flooring is its resistance to light moisture. Despite its strength and expense, solid wood flooring can be quite fickle when it comes to moisture, so using it in areas of the home where it may continually encounter moisture, such as in kitchens or bathrooms, may require high maintenance. By contrast, engineered wood flooring offers the water-resistance of laminate flooring, but the quality good looks and warm appeal of natural wood, making it ideal for incorporating the shabby chic look to the wetter areas of the home!

In terms of fitting into the wider aspects of shabby-chic, such as incorporating a natural, wooden theme in the home through other wooden furnishings such as dressers, bedroom suites and chairs, engineered wood flooring is available in a range of finishes to allow easy complement or contrast to wood furnishings, such as oak finish to complement an oak bedroom suite, or maple, an ideal flooring choice to harmonize with many living, dining or family room furnishings.
And of course thats just the start of it! Consider the fact that because engineered wood flooring is factory sanded and sealed, theres no extra waiting time or maintenance time after fitting: not true for painting up old boards which, once you start becomes a cycle of sanding, painting and waiting! So, if you want your completed home-style look that offers more chic than shabby, consider engineered wood flooring!

Laminate Flooring Installation Best Practices

Assuming you are laying laminate wood flooring that is pre glued. Whether they have a real wood veneer or everything about them is fabricated, you should allow the boards to sit inside your home for at least two days to fully acclimate to your home’s conditions before installation. Failure to do this can cause rippling or gaps between the boards that can be impossible to fix without tearing the planks out and starting from the beginning.

If there is some type of existing floor it needs to be completely removed before laying the first piece of your new laminate. If you are replacing an old floor, cut it into manageable pieces and pry them up with a long handled scraper for best results. Make sure every piece is up and then vacuum. Make the floor as even you can you without sanding. The most important thing to check for and fix are low spots, if you let them go you will have a squeaky floor.

After that you put down the underlayment. Start from the walls and work out from there, use a utility knife to cut the underlayment to fit the room. It’s not a bad idea to mark up the underlayment to use as a guide when laying your laminate boards. Use a wood spacer to leave an expansion gap between your laminate and the wall, then work your way out from there.

You should have to only moisten the glue on the edge of each board for it to activate. Then slide the next board into pace and press it firmly against the previous for a good, snug fit. You want to use a pry bar to protect your wall once you start laying the last of the boards. Simply ease the end boards into place and you’re done.
